Hialeah Gardens – Incorporated in 1948, Hialeah Gardens is an industrial submarket in Northwest Miami-Dade County.  Hialeah Gardens is bordered by Okeechobee Road to the south and the Palmetto Expressway to the east, and is surrounded by the cities of Hialeah and Medley.

Hialeah Gardens warehouse lease rates are currently around $6.50 per sq. ft. industrial gross.   Over the last few years, there have been very few warehouse sales.  Of these sales, the average sales prices has been about $60 per sq. ft.
