Kendall – Kendall is a part of unincorporated Miami-Dade County. Though the U.S. Census Bureau has given it boundaries, many locals refer to most of the Southwest area of Miami-Dade as the Kendall area. Most of Kendall is made up of businesses, which are primarily service providers, and there is also a large residential component to Kendall.
The nearest warehouse market would be the Tamiami airport area. The Tamiami warehouses are primarily small bay street level warehouses. These are usually 10,000 to 30,000 sq. ft. warehouses broken into smaller 3,000 to 5,000 sq. ft. bays. Some of the newer custom built warehouses have dock high loading and higher ceilings. As of the second quarter 2014, the Tamiami area was still experiencing a slower recovery compared to the rest of the Miami-Dade County warehouse market. Rates remain relatively high, in the $8.00-$10.00 range as the smaller spaces demand a higher price per square foot.
A few real estate investors have taken to the Kendall area. The majority of the investors have been local companies, but one company of note would be Seagis Property Group. They are the largest investor in the area and continue to buy and sell industrial properties in this area.
