Some of the warehouses were built on extra land and have outside storage, which is difficult to find in the more northern cities of Miami-Dade County. Rental rates average between $7.00 – 8.00 per sq. ft. gross. Warehouse sales average around $55 per sq. ft. Florida City also has the farmers market. These Florida City warehouses are where the local farmers come with their produce and other perishables, and place them into warehouses with cooler space before the product is shipped out all over the United States.</image:caption>

      <image:caption>The Hialeah warehouse market continues to recover from the lows of 2008 -2009. Hialeah warehouses lost more value and saw lease rates lowered greater than most other warehouse markets in Miami-Dade. Their warehouse lease rates and sale prices bottomed out during those years, and it wasn’t until late 2011 that Hialeah saw a turn around. Over the last 3 years, Hialeah has only seen saw two quarters of negative absorption in regards to warehouse space. Prices are still down overall, but there are many interesting things going on in Hialeah. With a very pro-business city government, businesses enjoy the welcoming arms found in Hialeah. With “time being everything” and a continued uptick on gas prices, some investors are looking at Hialeah because of its strategic location near both Port Miami and Miami International Airport. With land being scarce in Miami-Dade County, it is likely we will see investors purchase existing, non-functional warehouses and demolishing them in order to erect newer warehouses. At the end of the 2nd quarter 2014, asking warehouse lease rates were between $4.25 to $6.00 per sq. ft. gross, and the Hialeah warehouses had a vacancy rate of about 5%. During the second quarter 2014, Caterpillar Logistics Services did a 133,000 sq. ft. lease at Centergate at Gratigny, 6301 E 10th Avenue, Hialeah, FL.</image:caption>

Hialeah Gardens warehouse lease rates are currently around $6.50 per sq. ft. industrial gross. Over the last few years, there have been very few warehouse sales. These warehouses range from small, freestanding buildings with extra land, to large Class A institutional product. Its 1,100+ businesses include Sysco, Seaboard Marine, AAR Landing Gear Services, and Lawson Industries. A few of the institutional owners include AEW Capital Management, TA Associates, and Prologis. Very close to Medley is a portion of unincorporated Miami-Dade County, which is also heavily saturated with warehouses and some of the county’s remaining industrial parcels. A few tenants in that area include: Ryder System, PriceSmart, Preferred Freezer, BE Aerospace, and Lagasse. Medley warehouse sale and lease prices vary depending on location and which “class” of warehouse you are looking at, i.e. – Class A, B, or C. The warehouse lease prices range from about $6.50 per sq. ft. gross up to $8.50 per sq. ft. gross. The cheaper warehouses are older, and are front-loaded. The more expensive warehouses are newer, have higher ceilings, are rear-loaded and generally have the newest electrical technology. Warehouse sale prices range from $70-110 per sq. ft.; the deviation in pricing, like the warehouses for lease, is based on the warehouse features, age and location. Medley warehouses are desired by companies whom seek functional and economical warehouse space. Medley is generally about $1.00 – $1.50 per sq. ft. cheaper than warehouses in Doral. Homestead has some dock high warehouses but it is limited to the newer construction and it is in small pockets within the city. Homestead warehouses lease from $7.00-$8.00 per sq. ft. This neighborhood also abuts the Golden Glades Interchange, which is where the Florida Turnpike, I-95 , State Road 7 and SR 826 intersect. The Miami Gardens warehouses are primarily concentrated in the Sunshine State Industrial Park, Palmetto Lakes Industrial Park and along the Palmetto Expressway (SW 826).  Sunshine State Industrial Park is home to Southern Wine and Spirits, Goodman Distribution, Atlas Metal, and Viking Life Saving Equipment. Companies that call Palmetto Lakes Industrial Park include gun maker Taurus International, Con-Way Freight, Precision Trading, and Racks Unlimited These warehouses are generally older dock high warehouses that have ceiling heights of 16-20’, minimal parking and often times smaller truck courts. The rental prices range from $6.00 - $7.00 per sq. ft. and sales prices average $50 - $70 per sq. ft., with properties in the Sunshine State Industrial Park often obtaining higher prices over the Palmetto Lakes Industrial Park.</image:caption>

      <image:caption>There are just under 12 million square feet of warehouse space in the Miami Lakes submarket. Many of the Miami Lakes warehouses were custom built for different companies. Because of their custom features, many of the warehouses were not built for distribution, nor logistics. Many of them have large amounts of office space with few dock positions, but many of the properties have more parking than most other warehouses found in Miami-Dade County. Most warehouses are larger single or multi-tenant buildings used for storage or manufacturing. Some of the larger tenants in Miami Lakes include: Johnson &amp; Johnson’s Cordis, Bank United, W.W. Grainger, and Miami International Freight Solutions. Miami Lakes warehouses currently carry around a 7.25% vacancy rate and average asking rental rates of $7.40 per sq. ft. At the end of the 3rd quarter 2014, Miami Lakes boasted a positive absorption of roughly 50,000 sq. ft, which decreased the vacancy by almost .5%.</image:caption>

Warehouse rental rates are generally $4.50 to $6.00 per sq. ft. While in the Gratigny Central Industrial Park, the warehouses have much larger truck courts and often have excess vehicle parking and trailer spots.   Because of it’s central location, large box-style warehouses, and ample parking, many large distribution companies are located here. Companies include Caterpillar, Carnival Cruise Lines, Winn-Dixie, Hammersmith, and both Iberia and Gordon Foods. Many of the large institutions including Prologis and Seagis have taken a liking to this neighborhood and have acquired many of the larger warehouses over the last 10 years.  Rental rates in the Gratigny area are slightly higher in the $5.50 to $6.50 range, and while there have been very few sales in this neighborhood, the warehouses fetch roughly an extra $1.00 per sq. ft. over the Opa-Locka neighborhood to the north.</image:caption>

Coca-Cola, Miami-Dade County Schools, Swiss Caps Pharmaceuticals, and Noven Pharmaceuticals are a few of the major warehouse tenants and owners in this area. Warehouses in South Dade for lease have asking rates of $8.00 to $11.00 per sq. ft. gross. Most of the warehouses for sale are smaller warehouse condos. A few times a year, the larger warehouses be put up for sale.</image:caption>
