Hialeah Gardens

Incorporated in 1948, Hialeah Gardens is an industrial submarket in Northwest Miami-Dade County. Hialeah Gardens is bordered by Okeechobee Road to the south and the Palmetto Expressway to the east, and is surrounded by the cities of Hialeah and Medley.

Hialeah Gardens’ warehouse market mainly consists of older generation buildings. These warehouses are primarily free-standing, average about 25,000 sq. ft., and consist of multiple tenants. The warehouses have lower ceilings, are front-loaded and many of them set very close to the street, which can often cause traffic problems for vehicles. Some of the larger tenants currently include: Advak Technologies, Specialty Products & Insulation, Rollingshield, and GIC Aluminum.

Hialeah Gardens warehouse lease rates are currently around $6.50 per sq. ft. industrial gross. Over the last few years, there have been very few warehouse sales. Of these sales, the average sales prices has been about $60 per sq. ft.
