South Dade
South Dade is not a city but a warehouse market area which runs along the Florida Turnpike. For Miami Warehouse Hub purposes, South Dade will include the small pockets of warehouse spaces in Deerwood Park, warehouses on Eureka Drive, and warehouses along the west side of US-1 south of Quail Roost Drive (SW 186th Street).
The South Dade area, although small and undefined, is significant nontheless. Though most warehouses are locally owned, Seagis Property Group owns many warehouses for lease in this area. The warehouses are primarily street level or used for special use, such as pharmaceuticals, bus repair, and beverage distribution. Coca-Cola, Miami-Dade County Schools, Swiss Caps Pharmaceuticals, and Noven Pharmaceuticals are a few of the major warehouse tenants and owners in this area.
Warehouses in South Dade for lease have asking rates of $8.00 to $11.00 per sq. ft. gross. Most of the warehouses for sale are smaller warehouse condos. A few times a year, the larger warehouses be put up for sale.
