Opa-Locka is located just north of Hialeah and south of the Miami Gardens neighborhood. Though technically not a part of Opa-Locka, on Miami Warehouse Hub, we will be including the Gratigny Central Industrial Park. Opa Locka warehouse sale prices can range from $40 per sq. ft. upwards of $60 per sq. ft. based on the age and functionality of the property.

These warehouses generally are very difficult to be utilized by a distribution company, but often work for manufacturing, auto repair or for local distribution of goods. Warehouse rental rates are generally $4.50 to $6.00 per sq. ft. While in the Gratigny Central Industrial Park, the warehouses have much larger truck courts and often have excess vehicle parking and trailer spots.  

Because of it’s central location, large box-style warehouses, and ample parking, many large distribution companies are located here. Companies include Caterpillar, Carnival Cruise Lines, Winn-Dixie, Hammersmith, and both Iberia and Gordon Foods. Many of the large institutions including Prologis and Seagis have taken a liking to this neighborhood and have acquired many of the larger warehouses over the last 10 years. 

Rental rates in the Gratigny area are slightly higher in the $5.50 to $6.50 range, and while there have been very few sales in this neighborhood, the warehouses fetch roughly an extra $1.00 per sq. ft. over the Opa-Locka neighborhood to the north.
