Miami Gardens is located in the northern part of Miami-Dade County. It’s geographic boundaries run from NW 57th Avenue on the west to SR 7 on the east, and Opa-Locka airport on the south to the Florida Turnpike on the north.

Two well-known locations in this area include St. Thomas University and Sun Life Stadium.  This neighborhood also abuts the Golden Glades Interchange, which is where the Florida Turnpike, I-95 , State Road 7 and SR 826 intersect. The Miami Gardens warehouses are primarily concentrated in the Sunshine State Industrial Park, Palmetto Lakes Industrial Park and along the Palmetto Expressway (SW 826).

These warehouses are generally older dock high warehouses that have ceiling heights of 16-20’, minimal parking and often times smaller truck courts. The rental prices range from $6.00 - $7.00 per sq. ft. and sales prices average $50 - $70 per sq. ft., with properties in the Sunshine State Industrial Park often obtaining higher prices over the Palmetto Lakes Industrial Park.
